Sellers came to market in big numbers this summer — the number of homes for sale is near a 12-year high for the season — while warm weather and a quieter economic backdrop kept buyers relaxed. That combination nudged asking prices down about 1% in July, a little more than the usual seasonal dip.
The encouraging news for sellers: this is a market rewarding realistic pricing rather than punishing it. Almost three-quarters (74%) of homes sold so far in 2026 did so without ever dropping their asking price. Get the price right first time, and homes are still selling well.
Punching above the national average
While southern regions have flatlined — London and the South East are essentially flat or slightly down — the North West is one of only a handful of regions still posting meaningful price growth. At 3.6% a year, it's running at more than double the UK average.
