Sellers came to market in big numbers this summer — the number of homes for sale is near a 12-year high for the season — while warm weather and a quieter economic backdrop kept buyers relaxed. That combination nudged asking prices down about 1% in July, a little more than the usual seasonal dip.

The encouraging news for sellers: this is a market rewarding realistic pricing rather than punishing it. Almost three-quarters (74%) of homes sold so far in 2026 did so without ever dropping their asking price. Get the price right first time, and homes are still selling well.

Asking price vs. achieved price — what's the difference? The asking price is what a home is advertised at; the achieved price is what it actually sold for. They measure different things, which is why the two national figures above look so far apart — both are perfectly normal.
